FAQs

What is a house measurement?

A house measurement is the process of measuring both exterior and interior parts of a home in order to determine the home’s heated square footage.

I have the blueprints of my house, can’t we just use those?

No. Unfortunately we only rely on our own measurements. That includes but not limited to; blueprints, tax records, previous listings, or even your own measurements.

What happens after the house measurement?

After the measurement is complete, our measurement specialist will calculate your home’s heated square footage, and submit the completed measurements within 24 hours.

Why do I need a home measurement?

“Other than location, the single most-important factor is probably the size, or ‘square footage’ of a home.”

-North Carolina Real Estate Commission

Can I measure my house by myself?

Yes, but……(Check out our house measurement guide here) our team of professionals have countless hours of experience and an array of tools to properly measure your home quickly and accurately.

Do I need to be home for the measurement?

No. All our measurement specialists will need is access to the entire home both inside and out. This includes basements, closets, front and backyards. We can come to any home and complete the measurement whether if the home is vacant, or the entire family is there. Whichever is more convenient for you, we are here to assist.

What is counted in my homes heated square footage?

Heated square footage is a space that is intended for human occupancy and is heated, finished, and directly accessible from other living areas.

Some common areas that are counted are living rooms, bedrooms, and basements, but they all must meet the NC REC’s criteria

How long does a measurement last?

It varies. The amount of time it takes to measure depends on a few factors. Size of the home, complexity of the home, and information required all play a major role in the time it may take.

A rectangular ranch home, with no basement, or upstairs could take as little as 20-30 minutes. However, a custom designed home that has a basement, upstairs, and is getting a Digital Upgrade can take up to 1.5 hours

What do I need to do to prepare for the measurement?

-All outside fences and gates should be unlocked

-Make sure that pets are secured

-Furniture or things piled up do not need to be moved
